  What to Expect When you Rent?  
 

Below is a short overview of a few questions you might have about renting one of our homes. More information

  Making Your Reservation  
 

To check availability or reserve a home, contact Jon Trimbach, 937-238-6843 of Rick Trimbach, 937-271-0021. A signed contract and deposit is required to reserve a home. The basic deposit is $500, $700 if you plan to bring your pets.

 
  Rental Fees  
 

Your total rental fee is comprised of the rent plus a cleaning fee plus a security deposit plus Tennessee sales and lodging taxes. Rental and cleaning fees vary by home and can be found on the Rates page. The security deposit is the only possible refundable fee and is used to cover any damages, missing items or extraordinary cleaning fees. We are regularly humbled by the fine care our guests give our homes during their stay and rarely find the need to keep any of the security deposits.

 
  Features & Furnishings  
 

The vacation homes are privately owned and operated, and are decorated and furnished to suit the owners’ taste
and needs. For an exact list of what each home offers, please check the home’s amenity list found in the Cabins & Condos section.

 
  Housekeeping & Linen Supplies  
 

All of our homes provide bed linens (sheets, pillowcases, one blanket & bedspread/comforter) per bed and towels and dishcloths for the kitchen as well as bath towels and wash cloths for the bathrooms.

You must bring your own beach towels. Our vacation homes are “housekeeping units” and daily maid service is not provided. You are invited to use the laundry room in each home to launder linens as you see fit during your stay. You are not required to launder any linens before checking out.

 
  Rates & Seasons
 
 

Peak season Mid-June through Mid-August
In Season Mid-May through Mid-June and Mid-August through Mid-September
Off Season mid-September through Early May

A 3-night minimum stay is required during all seasons. Reservations may be made up to 18 months in advance.

As you might guess, vacation dates for Memorial Day, July 4th and Labor Day holidays are the first to be reserved. The sooner you can make us aware of your desire to reserve one of these holiday weekends, the greater chance we have of accommodating your request.

 
  Cancellation Policy and Reservation Changes  
 

Cancellations made 90 days prior to your Check-In date or earlier will receive a full refund of your deposit. Cancellations made between 90 and 30 days prior to your Check-In date will result in forfeiture of your deposit, but a full refund of the balance paid. Cancellations made 30 days or less prior to your Check-In date will result in forfeiture of 100% of your rental fee. If we are able to rent the property for the time period you cancelled, you will receive an amount back equal to the amount we were able to rent the property for.

 
  Check-In, Check-Out, and Late Arrivals  
 

Check-In begins at 3 p.m. and Check-Out is 10 a.m. Due to the high volume of activity during the summer season and the time required to clean all the homes between renters, we are not able to accommodate late check-in or check-out times.

 
  Pet Policy  
 

Many of our homes are pet friendly. Check out the Amenities List for each home to find out which ones allow pets. Pets do increase your fees -- please add $100 to your rental fee and $200 to your security deposit.

 
  No Smoking Policy  
 

Smoking is not permitted in any of our homes or surrounding premises. We sincerely ask that you respect this policy and consider the potential devastation a forest fire could cause each home, our community and the natural beauty of the mountainside.

 
  On-Site Staff  
 

We have on-site staff that cares for both the homes and community that can be reached via phone. Their contact names and numbers will be listed in your check-in packet.
